Much renovation work takes place in buildings that remain occupied. We phase construction, separate work areas from occupied space, keep exits and fire protection in service, and schedule disruptive work around building operations.
Existing conditions are the main source of risk in renovation. Where possible we investigate before pricing, and we carry defined allowances for conditions that cannot be seen until demolition.
Planning
A new use can trigger code upgrades, including added exits, restrooms, fire alarm and sprinkler changes and accessibility improvements.
Alterations can require improvements to the accessible route serving the altered area, including entrances, restrooms and parking.
Older buildings should be surveyed for asbestos and lead before demolition, so any abatement is scheduled rather than discovered mid-project.
